What is a SIP, and how is it different from traditional framing?
A SIP (Structural Insulated Panel) is a high-performance building system consisting of an insulating foam core sandwiched between two structural facings, SIP rated OSB. Unlike traditional stick framing, SIPs offer faster assembly, better insulation, and higher strength due to their monolithic construction.
What R-values are available?
Our standard 6" wall panels offer R-23 insulation. Roof and thicker wall panels range up to R-45, depending on thickness and configuration.
How thick are your wall and roof panels?
Wall panels typically range from 4" to 6" thick. Roof panels are commonly 8" to 12¼" thick depending on the insulation value and load requirements.
How strong are SIPs? Are they rated for hurricanes or extreme weather?
Yes. Our SIPs are rated for wind speeds up to 200 mph+ and are engineered to exceed code requirements for structural, seismic, and wind loads. Weight ratings for snow loads are estimated at roughly 330lbs per sq ft.
Are SIPs fire, mold, and pest-resistant?
Yes. SIPs are tested for fire resistance and constructed with closed-cell foam that resists mold and mildew. Our panels also include a termite-resistant additive registered with the EPA. Panels come coated with frame guard protection.
How much does a typical SIP panel weigh?
A standard 4'x8' wall panel weighs between 100–110 pounds, depending on thickness. Most panels can be carried by two people without machinery.

Construction & Installation

How do you install electrical wiring in a SIP wall?
Each panel includes factory-routed electrical chases that allow electricians to easily pull wiring through the walls during rough-in. A vertical chase is in the middle of the panel, horizontally chases are located at 46” and at 16” from floor for plugs and switches.
How is plumbing handled in a SIP home?
Plumbing is typically run through interior framed partition walls. If necessary, larger chases can be pre-planned and routed in the SIPs.
What types of foundations can SIP homes be built on?
Green Edge SIP homes can be built on virtually any foundation type. We regularly design for: Slab-on-grade, Crawl spaces, Basements, Stem wall systems, Pier-and-beam foundations, & Elevated/stilt foundations for flood-prone or coastal zones.
Can your panels be used for floors or crawlspaces?
Yes. SIPs can be used for flooring systems and adapted to crawlspaces, stem walls, pier-and-beam, and elevated stilt foundations.
What kind of roof system or material can I use on top of SIPs?
SIP roofs are compatible with most roofing materials, including asphalt shingles, standing seam metal, and tile. Roofing must be installed with proper venting and moisture protection.
How is the roof installed and what supports it?
SIP roofs are typically supported by ridge beams or structural panel connections with built-in splines to tie sections together. Final supports depend on your specific engineering.
Are SIPs used for interior walls too?
They can be, but most projects use conventional framing for non-load-bearing interior walls to simplify plumbing and layout changes.

Design & Customization

Can I change window or door sizes in your models?
Yes. Our pre-designed models can be modified to adjust window and door placements before fabrication.
What is the maximum panel length you can manufacture?
We can produce panels up to 24 feet long, depending on shipping and handling limitations.
What is the standard ceiling height?
Most models are designed for 8 or 9-foot ceilings, but this can be adjusted in the design process.
Will the plans include placement for outlets, lights, and plumbing fixtures?
Yes. All construction documents include electrical and mechanical layouts to help coordinate trades.
Do you offer fully custom homes, or just pre-designed models?
We primarily focus on pre-designed models, but we can absolutely do fully custom.
Can you re-engineer my existing plans to SIPs?
Yes. We can rework your existing architectural plans to be SIP-compatible and provide updated engineered documents.
Is there a fee for modifying or customizing a design?
Minor changes are usually included. Major modifications or full customizations may involve a design or engineering fee.

What’s Included / Delivery / Timelines

What is included in a Green Edge Homes package?
Your shell package includes pre-cut and labeled wall and roof panels, pre-routed electrical chases, stamped engineered plans, layout diagrams, and installation support.
Are electrical or plumbing systems included or pre-installed?
No. Electrical and plumbing systems are not pre-installed, but chases for wiring are provided within the panels.
What finishes or materials do I need to source myself?
You’ll need to provide interior finishes (drywall, paint, cabinetry), roofing material and structural supports, exterior siding or cladding, windows, flooring, and doors.
Do I have to use drywall inside? What are other interior finish options?
Drywall is the most common interior finish. Other options include wood panels, OSB, or pre-laminated sheets depending on your preference.
What siding or exterior finishes do you recommend?
Fiber cement, engineered wood, metal panels, or stucco can all be applied to SIPs with appropriate attachment methods.
How long does it take to receive my home once I order?
Lead times vary, but most shell packages are delivered within 4–8 weeks after final design approval.
Where do you deliver, and how much does shipping cost?
We deliver nationwide and can accomodate worldwide. Shipping cost depends on distance, site access, and package size.
Is there a warranty on the SIP panels?
Yes. All Green Edge Homes SIP panels come with a 20-year manufacturer warranty covering structural integrity and insulation performance, giving you long-term peace of mind.

Pricing & Financing

What does a typical home shell cost?
Costs vary by model and size, but most Green Edge SIP shells range from $28–$35 per square foot.
Do you offer financing or can you recommend lenders?
While Green Edge Homes does not offer in-house financing, we partner with lenders and consultants who are experienced with SIP construction. Because our panel systems are fully code-compliant and come with stamped engineered plans, load calculations, ICC/UL/TDI/Florida Product certifications, and a 20–year structural warranty, they qualify for nearly all major loan programs, including: Conventional construction-to-perm loans, FHA 203(k) renovation and construction loans, VA One-Time Close loans for veterans, USDA rural development loans (site-dependent), Private investment loans or DSCR products for investor builds.
